Denmark: Urban Partners has acquired a 21,500 square metre mixed‑use property in Copenhagen from global real estate investment manager Hines.
The property comprises an upper‑upscale hotel with 243 rooms and a food and beverage offering, approximately 3,100 square metres of high‑street retail and around 1,000 square metres of residential units.
The Copenhagen hotel market has experienced sustained growth in overnight stays over time. At the same time, development activity in the inner city has been limited by planning constraints, which has restricted the addition of new hotel supply in central locations.
The property is located at Købmagergade 44A, a high‑street retail corridor close to Rundetaarn. The surrounding buildings, dating back to the 18th and 19th centuries, were most recently renovated in 2022.
Since acquiring the property in 2018, Hines has completed a comprehensive redevelopment and repositioning of the asset, supported by the firm’s integrated development and asset management platform. The sale follows an active period for Hines in the Nordics during 2025.

In the transaction, Hines was advised by Cushman & Wakefield RED and Bruun & Hjejle. Urban Partners was advised by Accura as legal advisor, PwC as financial advisor, ABC as technical advisor, NHC as commercial advisor, and Nordea as debt advisor.
